The Five Home "Pilot Project"

  • Open book construction cost accounting method to be used for accurate cost information to develop ideal cost model for balance of number of homes desired.
  • Built 5 homes as follows:  2 each 2-bedroom homes @ 1,216 sq. ft.; 2 each 3-bedroom homes @ 1,408 sq. ft.; 1 each 4-bedroom @ 1,728 sq. ft.
  • Construction hard cost set at a GMP (Guaranteed Maximum Price) including TBS overhead cost & management fee.

Payment schedule for Phase II as follows:  10% deposit upon execution of agreement followed by progress payments during course of construction.

Exclusions: any tribal taxes permit fees, sales tax, hard dig, retaining walls, fences, utilities.
